I have not played Realm, I downloaded the install msi then ran it. I wanted to install in a folder of my choice, not tried using the default folder
It downloaded a patch, then I presume tried to install it.

can you post a screenshot or send one to support@fantasyrealmonline.com. The installer is fairly simple,It sounds like you got the error after running the client patcher though.
You could try the following:
Delete [Fantasy Realm Online Path]\content\Moon Haven (if it exists)
Then try to launch the game again. I hopefully will know a bit more once I see a screenshot.

K remove the following file then try relaunching the program:
[Fantasy Realm Online Path]\Patches\manifest.xml
